Suburbs, rural east county, and who issues the permit
Seminole has a lot of jurisdictions packed into a small area. Sanford, Oviedo, Lake Mary, Longwood, Winter Springs, Altamonte Springs, and Casselberry each issue their own permits, and unincorporated land goes through the county. The rules are not identical, so we confirm the jurisdiction before anything is drawn.
East of the Econlockhatchee, around Geneva and Chuluota, the parcels get large and the zoning gets rural. That is where the barns go, and where there is room to site a building properly rather than squeezing it between setbacks.
Low ground near the St. Johns River and the county’s lakes can bring flood elevation requirements on specific parcels. We check the mapping early so it shapes the design instead of interrupting the permit.
